The living space with underfloor heating on both floors, as well as a small sauna or a bathtub, can be used all year round. The house has a high-quality bathroom with washbasin, shower and a bathtub or sauna (additional charge) with “lake view”. There is also a separate toilet with washbasin on the ground floor and upper floor. The fully equipped kitchen furnished according to your wishes (additional furniture package), with a separate laundry room, leaves nothing to be desired.

Floating pontoon (foundation)
The foundation is based on a pontoon system for Floating House as a monolithic pontoon in dimensions such as: H/B/L ~1.25m/7.0 m/9.0 m
Static proof of the construction as well as proof of buoyancy and stability of the pontoon will be provided in verifiable form. The maximum load capacity is 7.5 kN/m2. Only approved systems are used to protect steel floats against corrosion, which enable corrosion exposure in the C5-M category (highest possible load: marine climate). The suitability of the corrosion protection is guaranteed by the AN and has a minimum thickness of 250 μm.
The pontoon is equipped with all safety-relevant features. Access from the jetty to the floating house is via an overlay. The overlay must be adapted to the jetty system. Self-sufficient systems ensure the year-round use of the pontoon system with regard to the expected ice pressure on inland waters. Impact protection (wood) is installed in the area of the swimming ladder and boat dock.
structural structure for walls and ceilings
The frame structure for the building is made of timber frame. The structural structure is manufactured according to static specifications. The roof structure consists of white visible formwork, 180 mm non-combustible rock wool, 40 mm slats, 24 mm round formwork and 3-layer roof sealing.
The wall structure of the shell consists of the load-bearing timber frame, an outer 35 mm steico board and an internal 15 mm OSB board, as well as the filling of the cavity with rockwool insulation material. As an outer finish, the ventilated façade is covered with a weather-resistant powder-coated aluminum façade panel (shades of gray). The floor on the ground floor has 160 mm thick insulation, underfloor heating, concrete screed and vinyl flooring. The bunk ceiling consists of a wooden support system filled with approved rock wool. An OSB board serves as a base for floor heating, including insulation over which a cement fiber board with vinyl covering is applied. All walls and ceiling in the children's room are covered with extension boards, which are covered with tile wallpaper and paint. The color scheme can be coordinated. The other ceilings on the ground floor are designed as stretch ceilings.
Windows and doors and terrace
The entrance door element has a single wing and consists of thermally separated profiles with a coating of the buyer's choice. The house entrance element is equipped with two 3D door hinges, a triple lock with a cylinder security lock and a handle/knob set. The window front to the large terrace with a width of approx. 5.10 m and a height of approx. 2.30 m consists of fixed side glazing and a central lift/slide door. Each bedroom has a window consisting of a two-wing, tilt-and-turn wing element. Optionally, the windows can be fitted with pleated blinds and fly screens.
All window elements are designed as plastic windows with an outer coating according to the architect's design. In general, all façade, window and door elements are constructed with triple glazing. The window area on the left of the window window in the terrace area has VSG glazing in the interior area to protect against falls. The terrace area is covered with Bangkirai terraces. The surrounding stainless steel railing has 8 mm ESG glazing. The surrounding railing can be illuminated at an additional cost.
plumbing
Drains and drains for the roof and balcony are carried out in accordance with the requirements and rules of the roofing trade. Sanitary ventilators, including hoods, are built to ventilate the sanitary connections.
drywall and interior doors
The interior walls are constructed using drywall. The planking on both sides is carried out with 15 mm OSB boards and 12.5 mm extension boards. The gaps are filled with mineral wool. The ceilings are designed as stretch ceilings in white, in the children's room as drywall ceilings in white. In the area of damp rooms or bathrooms, the houses have double planking with a 15 mm OSB board and a 12.5 mm moisture-proof board (plasterboard/Fermacell), which is sealed with moisture-inhibiting paints. The walls are tiled approx. 2.00 m high. All interior doors are designed as wooden honeycomb elements.
electrical installation
The electrical installation is carried out in accordance with DIN VDE 0100 regulations. Switches and sockets from the ranges of renowned German manufacturers are installed. The installation is carried out using lighting fixtures and lamps from renowned German manufacturers. The electrical installation starts from the meter cabinet with the necessary circuit breakers. A piece of main potential balancing system in accordance with legal requirements, consisting of grounding connections for electrical systems is assembled. A piece of meter cabinet with the necessary meters, including mounting rail, connecting parts and the necessary safety material. The complete electrical connection of all building equipment, including accessories, is guaranteed.
Heat pump and controller
The switches are equipped and distributed throughout the building in accordance with the HEA equipment definition.

Heating system and hot water production
The floating house has floor heating on both floors. The heating or air conditioning system (manufacturer, e.g. Vailant) is installed by a specialist company as an air/air heat pump. During heating mode, the outdoor unit absorbs the ambient heat, transports it to a higher energy level and releases heat into the interior. The heat pump can also cool the floor heating system. This heat pump also supplies hot water.
Sanitary installation and equipment
Cold and hot water pipes made of plastic pipes are laid with the appropriate insulation. Waste water pipes are constructed from HT pipes; the water pipes are laid in the building from the water meter, including the necessary official application and acceptance.
A sink connection (hot and cold water) and a dishwasher connection with the necessary shut-off valves are set up in the kitchen. This also supplies the refrigerator if it is equipped with an ice maker.
A hot and cold water connection is installed in the bathroom and in the toilet. They are equipped with the following equipment: a washbasin with a single-lever mixer tap, a wall-mounted toilet system with a built-in cistern and toilet seat. A shower 90 cm x 90 cm floor deep, a shower side element made of ESG glass with head shower and hand shower, and an electrically operated towel dryer.
tiling
In the bathroom and toilet, all walls are covered approximately 2.0 m high with wall tiles of the AG's choice. The floor is covered with stoneware tiles of the AG's choice.
internal staircase
In the corridor area, from ground floor to 1st floor, a semi-spiral beech wood staircase is used. Other woods are available as an option.
floor coverings
In all rooms, 4.2 mm thick vinyl covering is laid, click system. skirting board all the way around, with cover or end strip on the door ends.
painting and wallpapering
All wall and ceiling surfaces in the living area are covered with fleece wallpaper and painted with white dispersion paint ready for use.
